CDC Inc. was founded by Curtis Cossey in 1996 and started as an agricultural and property tax appeal firm. In the 25 years of his appraisal experience he has been involved in all aspects of real estate valuation and property tax appeal, including residential, commercial and industrial properties, meat processing plants, farmland, development land, seed cleaning plants, ultra executive homes, remote properties, grain elevators, canola plants, large scale farming operations, native land claim settlements and some of the largest feedlots in Canada. Curtis has grown CDC Inc. to a firm of over 75 appraisers and administrators. Due to the versatility in his experience appraising all facets of real estate, Curtis has a strong belief that all property can be appraised anywhere, efficiently, and cost effectively, and this belief has been instilled with the appraisers at CDC. When Curtis is not working he enjoys time with his family and travelling.

In 2001 Ryan completed his Bachelor of Commerce Degree at the University of Toronto, Rotman School of Management, and began working as an investment analyst. Shortly after, he recognized his interest in real estate and continued his education with an MBA in Real Property Development at the Schulich School of Business, York University. After volunteering for Habitat for Humanity’s Site Selection and Development Committee, he joined CDC Inc. in 2016 and began appraising various forms of residential properties throughout Southern Ontario, including executive homes, rural properties, multi-family and new developments. He obtained the Accredited Appraiser Canadian Institute (AACI) and Professional Appraiser (P.App.) designations in 2021 and primarily focuses on valuation of industrial, commercial, agricultural and special use properties, including portfolios, subdivisions and consulting studies. Ryan continues to improve his knowledge with courses in statistical analysis and believes in their use as a modern appraising technique.

EXPERIENCE:
Matt Tozer is a Commercial Appraiser and Appraisal Reviewer with CDC. He has been active in the valuation of a wide variety of real estate assets since 2000. He has completed current and retrospective market value estimates of residential, industrial, commercial, multi-family and vacant land assets. He has also been involved in consulting studies for various purposes including market rent studies, market performance analysis and development project research. Matt has completed a number of review engagements of appraisal reports on properties across Canada. Matt has appeared as an expert witness at Court of Queen’s Bench and the Alberta Utility Commission.

EXPERIENCE:
In 2004, Dan MacDonell joined CDC Consulting Services Inc. and began his career in the appraisal industry. Dan has completed appraisal assignments from Calgary to Yellowknife and has gained valuable experience in appraising a wide variety of properties. In 2012, Dan obtained his CRA designation from the Appraisal Institute of Canada and is currently pursuing his Diploma in Urban Land Economics. Through his time at CDC Dan has carried out valuations of residential, commercial, agricultural and multi-family dwellings for mortgage financing to litigation purposes. In Dan’s free time, he enjoys spending time outdoors with his wife and two kids along with helping on the family farm.

Amanda has been an appraiser since 2006, specializing in the residential sector including single-family dwellings, acreages, and multi-family dwellings of four units and under. Amanda is continually advancing her knowledge of the industry through educational courses and stays up to date with current market trends. Anthony joined the CDC team in 2019. He is a member in good standing of the Ordre des évaluateurs agréés du Québec since 2020. Prior to becoming a real estate appraiser, Anthony founded Gestion immobilière Summa Inc. in 2015 and was responsible for a large real estate portfolio in Québec City. At the same time, he graduated from Université Laval in Business Administration in 2018. Over the past few years, he has worked with several real estate stakeholders and has developed a solid network of contacts in this field. A real estate investor himself, Anthony specializes in income property appraisals and has solid experience in mortgage refinancing.

In 2006, Anne completed her CRA designation with the Appraisal Institute of Canada while working as an appraiser and real estate broker in Ottawa. Anne’s background in fee appraisal for several firms in the Ottawa region brings a wealth of experience in new construction, multi-unit dwellings, executive and single family homes. She also spent over ten years working as a Quality Review appraiser in a supervisory role which allowed her to see an inside view of what our lender clients require in every appraisal report. Anne enjoys mentoring candidate appraisers and showing them the ropes. Anne looks forward to spending time outdoors in sunny climates and curling during the winter months.

Peter joined our company in 2015 and has been working in the real estate industry since 1972, having received his AACI designation in 1978. Approaching 50 years in the industry, his public-sector employment encompasses 12 years with Revenue Canada Taxation and 18 years as Chief Appraiser for Assessment Services of Nova Scotia. Since 2015, his private-sector experience encompasses local and national companies where he provided appraisal, consulting, tax agent and litigation services across Canada. Her assertive disposition allows her to make solid and sound financial decisions at CDC. Colleen manages several administrators and collaborates with the CEO on several projects. Colleens experience in the hospitality industry is exhibited through her good customer service skills. Colleen volunteers with several organizations and leads organization roles with tournaments, competitions and social functions. She also manages a large family in her spare time with her husband.
